Not every maintenance issue requires immediate emergency response. Understanding the difference helps us respond quickly to true emergencies while ensuring all residents receive timely service.
Ask yourself:
- Is there an active water leak causing damage to the property?
- Is there no heat during cold weather or no air conditioning during extreme heat?
- Is there a sewage backup or major plumbing overflow?
- Is there a fire, strong gas smell, or serious safety hazard and have you already contacted 911?
- Is the property unsecured due to a broken door or window?
- Is this issue creating an immediate risk to personal safety or significant property damage?

For all non-emergency maintenance needs, please submit a maintenance request through your resident portal so our team can schedule service as quickly as possible.
